Architect needed

Discussion about
I need to completely renovate a small kitchen (9' x 16') in an uws co-op. What would an architect typically charge for a project like this? Any ideas would be appreciated.

I recommend an individual or small firm architect for a one room project. Try matt@krajewskiarchitect.com and mention my name, Stephen at Capital Craftsmen.

A 9'-0" x 16'-0" kitchen is a good-sized space to work with on the UWS. Do you have any strange features in the space that limit it's potential?

I assist my client with all steps of a kitchen renovation including the design, filing, pricing/contractor selection, and construction administration. The final fee is based upon how extensive you want the services to be at each step or if you simply desire to obtain and close a building permit.

Thank you all for your input. Primer05, I thought co-ops required an architect to prepare drawings for the Board and the Department of Buildings.

Kame--

Not always. Find out from your building's mgmt company what the co-op's requirements are. Generally it depends on the scope of the job, and some boards are more strict than others when it comes to requiring an architect.

If your kitchen is being expanded beyond it's current footprint, if you are moving gas or water lines, or are moving the 'wet' area then very likely your board will require you use an architect for the plans. But if you're basically leaving the layout as-is and just redoing finishes then it is likely not necessary.

Thank you, bramstar. We want to add a washer and dryer, so that would alter the current footprint. I guess we will need an architect after all. Do you have any idea how much an architect would charge to prepare the drawings?

Many buildings don't allow adding new washer and dryer because of the plumbing and exhaust issue, you might want to review your alteration agreement.
