OMG, I am sure its hell on Earth to live in Queens. My god, the horror. However...I bet for all the money you save moving to Forest Hills one could EASILY afford private school... http://www.bloomberg.com/news/2012-03-21/new-york-city-s-queens-now-cheaper-for-buying-homes-than-renting.html
Not the million dollar houses out in Forest Hills. Imagine spending close to a million so you can spend another few hundred thousand updating some of those beat up houses. And many are not more than 1,500 sq ft.
Um, Forest Hills, relatively speaking, is expensive.
Try Corona.

Not relative to Manhattan. Not even versus Harlem, on a PSF basis, and especially if you consider outdoor space. Obviously this would be an alternative for high-end Manhattan buyers, and other areas for other buyers. On a rent versus buy basis, Queens is cheaper everywhere outside of LIC.
"Not relative to Manhattan"

No.
Relative to QUEENS, its expensive.
In a rent v Buy decision shouldn't it only be relative to itself? (or at least a comp)?
It is a no-brainer that queens is cheaper than Manhattan and that Forest Hills is expensive relative to Queens in general.
The cheapest houses I've seen are in Queens Village, Bellarose and Jamaica. Bayside is also relatively expensive.
I am not sure why anyone is arguing anything. I only used FH as an example because so many on this board look at prime-Manhattan re. But you could use Jakson Heights instead. I don' care.
I have a 2 family house in Oyster bay near the beach and park only for $459.000 but of course needs upgrade, Any one?
