Anyone have any thoughts/insight on/into this complex?

It just seems strange that in the 10128 zip code the average 2 BR/2 baths around 1200 square feet are selling for over 1 million. Several apartments started out at that range and were slashed to around 950K and two were listed under 900K. They ones under 900K went into contract relatively quickly for this economy. So I'm wondering if it's just a fluke because some owners were cash strapped and had to get out quickly? Maybe that drove the other prices down. Or is there some problem with the condo itself?

the 2nd ave subway construction is going on near there. pure speculation, but could it be a bad engineers report and an increased common charge assessment ?

that they are large and monolithic wouldn't seem to make them "not great" from the inside, unless you think the layouts are problematic. Also, is there any word on the development of the park?

what the buildings look like, the number of units therein, and the general area... all important factors, to me at least, and given the discount pricing, to others as well.

"not exactly a great building" is a nice way of saying, "buildings have the feel of public housing"

I looked at several apartments. The layouts for the 2 and 3 bedrooms were very nice and had tons of closet space. Many of them had great views. The hallways were upgraded nicely and have windows without all the wire mess so you can really look out. They re-did all the laundry rooms. Off the laundry room is a landscaped terrace/barbecue area where you can sit while you're waiting for your laundry. The 1601-1619 buildings had new landscaping in the street level garden with nice playground equipment.

True, the lobbies were cavernous. But, there was plenty of room for hotel style luggage carts, some sort of computerized building system so you can read a screen to see if packages are waiting for you, and a dry cleaner. There seemed to be a lot of other services.

When I see people slash prices, I wonder if there something wrong that's not noticable.
