Discussion about
Would love to know people's thoughts about Tudor City.
dont buy at 45 tudor
Why not? I am moving to New York and saw an apartment at 320 east 42nd street (Woodstock Tower of Tudor City). It is gorgeous with a stunning view, an alcove studio with lots of beautiful casement windows, but the mainenance is very high ($1,200 per month). Does anyone know why these dues are so high??? Is it the same with 45 Tudor??????? I'd love to know before I'm stuck. The board seems fairly easy given that I'm from out of state, but I am willing to pay all cash. Is this a mistake???
jessl -- do tell, please! Was the management poor? Did you have trouble selling your apt? or buying one there?
thanks
I thought about buying at 320 E 42nd, but didn't like financials. It seems like building is taking on increasing debt. Also, it seems as if assessments are fairly regular - meaning maintenance is understated. Ask what current assessment is and add to stated mainenance and you will get a truer picture of actual monthly cost. Also, cannot sublet apartment, so if you have to move you are stuck. I think that is why there have been so few sales in this building. I love the area, but please be careful about financial situation you are buying into.
The rap on Tudor City in recent years has been poor management, bad financials, unreasonable policies and aging physical plant that is not being updated. If this is no longer true, let's hear about it. You might want to check to see if there have been discussions about this on the forum.
Some of the buildings allow subletting and some don't. Each building is different.
The maintenance is high because it includes all utilities and the buildings are full service (doorman, laundry room, etc.). I would not choose an apartment overlooking the freeway (U.N. side) -- it's noisy. The park side is nice, though, with great city views. I have no idea what it's actually like to live there -- just looked at some apartments there when I was in the market for one.
How is the sound insulation in Tudor City buildings? Thinking Woodstock in particular. Can anyone living there provide some insight?
Lived in bldg and never had problem with noise. Walls are thick. Just make sure you are comfortable with building financials and are aware of "no sublet" policy. Loved the area
Thanks, new2RE! "No sublet"--no problem b/c buying for primary residence. What's so spooky about the bldg financials?
320 east 42nd vs 333 the manor? Can anyone tell me how these two buildings compare to each other overall, financials, residences etc.
I am looking to buy a property in Tudor city, any advice? anyone tell me the difference between the manor vs the Woodstock? Just overall.
