Hi everyone. You may remember my recent post regarding 300 west 23rd St. and my having fallen in love with the place, but I had many questions which were answered. You all were excellet with your good (and correct) information. My question this time is this: now that I have sold my other apartment and have the cash in hand to buy an adorable apartment, but in honesty, priced at least 75K over comparables, I felt I just HAD to have the apartment because of its awesome view. I now hear throug the grapevine that the short building across the street -- one of those cheap barbecue places but with a rather large footprint -- is about to be sold and a high-rise will be built, thus taking away all the glorious views on the norther side of 300 west 20th. Without engaging you in a lot of unnecessary, irritating conversation and questions, is there an agency I can contact to see if this is in fact true, and whether a building as high as mine could, in fact, be built on this site given city regulations? Your help is much appreciated. [less]
Your Information is wrong. Beth Israel Medical Center is renovating the 2nd floor above Dallas BBQ and hoping to move in By the Fall. Penn South still owns the building.

Thanks for the clarification. I don't mean to be jerk, but is that a good thing to have across the street from one's home? I'm in my early 60s -- maybe it's a good thing for me personally??
Any ideas? Might that increase the presence of homeless people across the street??
That's funny. A Dallas BBQ across the street, and you worry about the impact of a medical office.
The real potential for a high-rise is at the north-east corner. One lot, 100' x 200', running all the way to 24th, with nothing but a two-story tax-payer building on it.
there's already a beth israel walk-in clinic on that corner, it's just relocating. it has zero impact, unless you happen to need immediate medical care, then it's a plus.
No, the existing one is a block away, on Seventh Avenue.
I don't see why it would increase the presence of homeless people. That particular medical facility is not free. You must pay just like visiting any old doctor's office. Think of it as an urgent care facility (all urgent care facilities are fee based).
Comes with the territory of living on a big cross-street like 23rd. A number of people will not do it, mostly because of noise. The people who will do it are unlikely to be bothered by a medical office.
Back to the land on the NE corner, the current owner's CEO is a descendant, though his mother, of the original early-19th-century owner, the John Q. Aymar whose name is on the building.
It's leased out until 2019, so if it's redeveloped it'll be then.
An interesting example of families holding onto land.
Wells 8: Are you talking about 14I? I know it is over-priced. If so, I know that the lady bought at the top of the market some years back and put a lot of (wasted) money in her renovation. I want to bring it back to its pre-war charm, which will cost a petty penny given what she has done to the kitchen. The thing I really like is combining two large walk-in closets to create a really cool little bedroom that is away from the noise. Frankly, I'd like the apartment to be 150 sq. ft. bigger.
Any ideas from you Chelsea people out there? I know I can't afford London Terrace because the dues are so high. Thanks, everyone, for your advice.
