Engineer to do inspection

I am purchasing an apartment. Can someone recommend an engineer to inspect the apartment. What do they check for? Is this a standard practice?

You generally do not need an inspection for an apt.
Check everything yourself at the fianl walk-though.

Also, I'm curious how much their flat rate is as well.

I recommend Tom Bannon at bannoninspect@optonline.net.

I used his services on 3 units we were close to buying (ended up buying one). He and his colleague (also Tom) check the apartment for structural issues (electrical wiring, mould, etc.), as well as common areas (potential leakage in roofs, basement, etc). I found the infrared photos for dampness to be very helpful, especially in bathrooms. He also noted for one apt. that the central a/c was inadequate for an apt that size. In another, he highlighted that the facade stonework would need repairing (2 years later, that building is now covered in scaffolding). Personally, I don't understand why anyone would not pay $500 for the peace of mind. He'll provide a written report with findings (including photos).
