I've done several renovations over the past 15 years and one piece of advice I'd offer is to get it done all at once. Once you're moved in, settled, decorated etc you will not want to have workman ripping apart your bathroom. Do yourself a favor and do it all at the same time. As for cost your tub alone will be $6000 so I'd estimate $25-30000 for everything you mentioned.

Thanks, Beagle. You make a great point. Ideally, I'd do it all at once. Logistics are a bear though. The apartment does have two baths. I was once an UWsider. We were priced out to buy except in upper Manhattan, so northward we go.

Those whirlpool tubs: everybody thinks they want them; nobody uses them more than four times before they realize how dissatisfying they are. Plus they trap filth and breed microorganisms in unreachable tubes and pipes.

Well, I do know some people don't like/use them, but I've had one for 14 years and use it virtually daily. (Also get on the treadmill daily--what percentage of treadmill-owners does that put me in?) So considering adding one to our condo where we'll move next year doesn't seem too profligate. So I appreciate your input, Arx!

It could very well cost a lot more then 20k. It depends on the finish of the bookshelves for one. That alone could be 10k. Changing the tub might require you change all the plumbing back to the riser, do you have matching tiles for the walls, do you care if they match?

palomalou, beware over-expensive contractors. get multiple bids, and know your choices. there are plenty of sharks in the water. for example, you made it pretty clear that you wanted simple bookshelves, but already someone is telling you that you want custom millwork for 10k lol.

I got my flooring done in about the same size apt. for about $10,000--- shopped for the wood myself out in Brooklyn (prefinished oak) and had a contractor install. As for the tub, did the same-- bought at Home Depot and paid for installation. Tiling-- re-did my bathroom recently for $600 (not including cost of tile, which I bought. Firm believer in buying supplies and paying for the labor). Vanity, a few hundred. Where I'm at a loss are the book-cases. My husband and I once built a wall of them ourselves with molding, but it took a lot of time and about 6 weeks. You might want to shop for millwork people or carpenters that only do that. As for these quotes in the 10s of 1000s, seems like a lot. I recommend Perfect Renovation on Atlantic Ave. in Brooklyn -- have a bunch of great workers and designers.

UWS beagle, I don't get the 6K for the tub though--I'm finding them under 2K. Are you including the labor to install, delivery, etc? Then the 6K makes sense, by the time you figure in costs of something going wrong somewhere along the line.

I work in another part of the country. I had been planning to move in in a year. We have tenants for the next 11 months. I think then I will declare that we are going to move in, and use the next 10 months for the reno. I would come in for several long periods to supervise: two weeks for bath, during which we paint; ten days for floors; a week for bookcase installation. These seems more practical, plus: we could take less $$ for our house, meaning the sale could be timed better. We would then move all our stuff out of house and into apt.

When I say it COULD cost 10k, it doesnt mean it will cost 10k. You can get very simple hi-gloss lacquered bookshelves, do you know how much that costs?

Where does the op state it is simple shelving? Do they mention what kind of finish?

Azemaitis, we only need the floors refinished (I think), not replaced. It may be close to the same amount of money, I don't know.
Little Wolf gave me a price of about 5K for what we want. Could be 10 with finishing and install.
