building at 23 Waverly Place

The building is alright, but the location is fantastic if you like to go out. However, you will have the world's worst neighbor,NYU, with their never-ending construction projects, renovations and portable boilers popping up all over the place. The building has a nice roof deck, handy super, some typical building nerds on the co-op, and some co-op rules that I find a bit restrictive. High ceilings make the studios feel larger than they actually are, and the courtyard is nice. Fairly safe area and close to all forms of transportation. Hope this helps.

Don't forget to check the utility bills.

To spell it out, in this building, owner pays for all utilities, including ones that a coop generally covers, like heat, etc.
