Cost of small lobby renovation

I think you'll need to more clearly define what you want to do with the renovation. I imagine for a loft building you are not cladding all the wall in marble slabs, but are you just redoing the flooring (material), painting, and redoing the lighting? I think you might need some of these details before a contractor can give an estimate.

Are you replacing the mail boxes? Interior doors to stairways, etc? Is there a doorman with desk, etc? Do the walls need skim coating or will you cover them? What sort of demo is needed for whatever is there now? Will the intercom system be involved at all?

Thanks kylewest. Main work is taking out fake ceilings to gain back lost 8 feet, new door to the stairs, lighting. Walls are going to need some work and iron work some scraping and reprinting. Flooring is fine. No marble but potentially skim coating. No mail boxes or intercom.

I can't quite picture what happens when you remove the existing ceiling in terms of what gets revealed. What is the existing wall surface that is hidden behind the false ceiling? What is the condition of the true ceiling that is now hidden? Without knowing those issues, I'd say budget $50,000 and be happy when it comes in for less. This is a pretty random guess that could be 50% less or more depending upon actual conditions and material and lighting desired. I mean, a pendant light befitting the lobby could be $2500 or $100,000, for example. Sheetrocking a ceiling may be much less than restoring an historic tin ceiling, etc.
