I just heard Jim Cramer say that if Romney is elected it could crush the current housing market, reason being that Bernanke is pro low interest rates in this economy, and Romney will get rid of the current fed chairman (like most new presidents do) and will put in someone will most likely raise rates, and thus crush the current housing bull. Thoughts? (FYI- I am independent, I have no political association, just curious on peoples view of who the best president for real estate would be. Please keep your comments to this topic, I dont want to see pundit one liners about the unemployment rate or womans rights, please save that for a cnn discussion board and dont forget to vote)
Why would Romney want rates to go up and hurt the economy? He might name someone different than Bernanke but that person will do little more than talk tough on inflation. He won't raise rates.
Romney might hurt the real estate market a bit if he truly limits deductions but there is substantial uncertainty whether he would get it passed- it's would be just one element of a multi-petal negotiation with Reid.
Romney will be great for NY RE. all of the rich will be taxed less so they'll be able to pay $2K psf.
the rest of the country...... who cares, there won't be any middle class, india/china/mexico/etc will be our new middle class. you'll have the poor, the extremely poor and the filthy rich.

For those of us looking to buy in the next few years, this is great news.
"Good for real estate" doesn't mean what the media want you to think it means. The only people who benefit from high RE prices are people who have already bought the biggest or most valuable home they'll ever own and are now looking to scale back. Everybody else -- first-time buyers, starter-home owners whose next home will be bigger than their current one, and people occupying their long-term home -- lose when RE is high. Even people who are already in the biggest home they'll ever have lose if RE goes up, because their property taxes will rise in tandem with local appraisals.
When I see the phrase "good for RE" in any mainstream media article, I mentally switch it to the reverse, as if I were reading an article about golf instruction that presumes everyone is right-handed when telling you what your left shoulder or right foot should be doing, as if there were no lefties in the world. "Good for RE" means "good only for one segment of the population".

great points guys. I was curious as to where Cramer would get the idea that the new fed will raise rates...I guess he rather play it safe and not risk it. While i agree it would be a great opportunity for real estate to come back down and even go to fire sales again,I think since we are coming from great depression like conditions, real estate is one of the last American made industries that can still thrive and can really help create new jobs. Right now we need strength in the real estate market, that can help turn everything else around.

Must have been proud that his son's crowning achievement was a year after expensive business school paid for by smoking daddy - when he decided that he'd give up and show "whitey" how smart he was, and pick ONE single stock over 10 years that goes up, one fast car, one whore wife who was "touched by thousands", one expensive watch and one yacht. This town has held up well. RE values took a punch and got right back up...with the help of QE1,2 and now 3. Old Benjamin looks about the same but he got a lot more company. I'm not sure the the market will hold it's gains. I'm anticipating an avalanche of inventory in the coming months.

Low inventory numbers, the increase in closings and the completion of the election make for the best conditions in recent history for sellers. If you've been waiting for favorable conditions to sell, they have arrived. Let's see what comes out of the shadows.
