So, I was sad to leave New York yesterday because I know I won't be spending as much time there in 2013 as I did in 2011 and 2012. I lost the battle to make NYC "home" for a number of reasons, but the real estate prices certainly did not help my case. Track record of SE'ers giving formal goodbyes is not a good one.
THey've all returned. :)

It's not quite facebook and it's not some finance forum, something inbetween that gets under your skin.
I hope it will be for you because I enjoy your participation and intelligent dialogue.

Thanks truthskr, and I definitely need to clarify: Not likely to be on SE as much, but surely likely to continue lurking and chiming in from time to time. I have become freakishly addicted to you all; never had any interest in FB, don't do twitter or any of the other ones, but SE has me hooked, as evidenced by the fact that I am now officially out of the NYC real estate market, yet here I am at the water cooler. I love all the personalities, even those that don't love me. :-)

Does any one know For condo purchase mortgage, is PenFed better or Wells Fargo better in terms of closing costs?

Brooks - Yes, as you were saying all along, even with the low ppsf in Midtown East I couldn't make a persuasive case. So frustrating. The nail in the coffin was the tax increases, which I think says something interesting. I absolutely love real estate and put a huge premium on controlling my living space: painting my walls pistachio, putting in the precise bathroom fixtures I like, etc. We remained on the fence about NYC real estate purchase until post fiscal cliff deal projections came through from our accountant. The decrease in cash flow combined with the likely loss of capital due to transaction costs and little-to-no appreciation with a five-year hold period put the contemplated purchase into the "doesn't feel right even to us" category. I argue periodically with my father about trickle down; he says that tax increases will hurt all sorts of industries. I don't know about the macro level, and we are only one data point, but the only sector that is going to suffer adversely from higher taxes on my husband and me is high end real estate.

Grass Mud Horse: No idea as between PenFed or WFB for condo purchase mtge.

I'm not really concerned about restrooms.
I am concerned about my tax dollars going to a program that doesn't ultimately benefit those who actually need.

Tischman received huge amounts of tax benefits at taxpayers expense. But I guess that doesn't disturb your overwhelmingly rigid sense of morality?

Despite the fact that the vast majority of the money doesn't even come from Tishman, I don't object to Tishman paying. I'm saying that YOU don't deserve it. YOU should donate it.

What am I missing? Is your husband a partner in one of the firms that is serving as plaintiff attorney?

What you are missing is any basic understanding of the law. No surprise there. It's been fairly constant in your discussions. The various courts disagree with you. And I frankly don't give a rat's ass what you think or your attempts at making a moral issue out of one that's based in the results of a law suit. We are happy to pay the increase in taxes, how about you and your libertarian friends?

Nice try. The question was, "Is your husband a partner in one of the firms that is serving as plaintiff attorney?"

It remains unanswered. Not sure why a definitive 'no' isn't forthcoming if that would be a correct answer.

I continue to find this all disappointing.

Money is going from one undeserved party (Tishman) to another (aboutready) and bypassing the poor and working class.

This is after the taxpayers of the State of New York offered tax breaks to fund this program.
