Can anyone recommend some rental buildings that have more of a community feeling than typical no-fee rentals (such as Related, etc.)? Do we need a broker to find this more home-like type? Looking for 70's or 80's, up to 6k or 6.5k for a convertible 3/ large 2. Thanks.

Welcome to Manhattan. All rental here will lack something of a community feeling as so much rental properties are by their nature changing. Most Manhattan landlords will value price over stability. This is pretty natural considering how over the 1992-2007 period they were able to garner double digit increases in rents. Most families can't handle that and eventually either buy or move to more affordable areas.
That said there are some places where you might find what you seek. If you find an rental buildings with a lot of rent-stabilized tenants chances are they aren't going anywhere anytime soon. But few of these will be in "prime" locations. Some smaller landlords with buildings like this will value good tenants though "value" is a loaded term. When we moved from our 1BR in our old building LL offered us a classic 6 for $5000, normal asking for it was $5700-5800. But we didn't need anything that big and our budget was under $4000. A lot of stability in that building, but still not valued over high enough rates.
I forgot to add. You could find a rental in an old Mitchell-Lama housing. They too would have a lot of stabilized tenants who aren't going anywhere (usually older). Most originated as lower middle or middle class housing and some might have preferred the stable tenants were closer in age than would be the often already-retired tenants.
