Every open house I've been to in Bklyn had 30 other people and 2-3 offers the following day.

There doesn't seem to be nearly enough 'prime' inventory in the nicer parts of the borough.
That's my relatively uneducated view on the situation.

All Brooklyn or areas like BK Heights, PS, Cobble Hill, and new popular areas like Wmsburg?
Does this include South Brooklyn? Eastern Parts?

Elliman 4Q Report seems to indicate that demand and price increases are much
stronger in northern Brooklyn, where condo prices rose a reported 21%, than
in southern Brooklyn, which is much further from Manhattan and which also lacks
the brownstone architecture so popular in north Brooklyn

Hi evnyc! Long time no.

I'm too lazy to look at the report. Does it include all sales (ACRIS-sourced) or is it just MLS, which I believe is very spotty for Brooklyn?
