cost of New Hardwood Floors

Hi, We just purchased a 1300 sqft. apartment on the upper west side and we are trying to decide on whether to just refinish the existing hardwood floor or replace the entire apartment floor. We can see that in some areas there are nails showing ( I can live with that) but in other areas the floors feel weak. Does anybody know how much it would cost to replace the floor or just refinishing it? Thanks for all your answers in advance! PS. we have a tight budget

advice: call a few hardwood floor places, shop around. get estimates. on this board, you will get some answers and some people will solicit you for work... just make some calls.

Laura73,

Gcondo is right. You should get up to three estimates as well as call for references.

In general you should be able to sand, stain and poly your floors for $3.00-4.00 sq ft. If you want a dark rich color it is sometimes worth an extra $1.00 sq ft to water pop the floors (water is spread over the floor to open up the pores and then the stain is applied)

Unfortunately being able to see the nails you might not be able to refinish the floor

Replacing the floor is a different story.

You need to remove all the base molding, remove the floor, might need a new subfloor and then installation of a new floor.

You can get unfinished select grade white Oak as well as lesser quality woods or an engineered pre finished wood.

When all is said and done you might pay in the neighborhood of 15-20 sq ft for replacement.

Laura:

1. I have replaced a number of my floors in recent years with 3.25 inch wide 0.6 inch thick
wideplank maple floor

2. cost oncluding materials and labor has run about $8-10/linear foot fully installed
3. I recommend wideplank because it creates a nicer feel

4. the work required to replace is as follows:
A. remove old floor
B. remove glue, etc from apt base floor
C. create level foundation for floor: e.g., by putting down 0.5 to 0.75 inch thich plywood
D. attach floor to floor base

5. the tongue in grrove floors are easier to install and install more reliably

Didnt they have to remove your base molding? Did they sand, stain and apply poly or was your floor pre-finished?

3-1/4 inch is not "wide plank" flooring. I installed flooring that was 6 to 8 inches (variable) width - that is "wide plank." 3 to 4 inch width is a normal, unremarkable plank width.

Does installing hardwood floors or replacing parquet floors with oak or maple floors increase the value of your apt. Is this a good investment?
