Anyone knows what is involved with replacing windows in a co-op? Not sure why but one of the sides of the apartment has original windows others were replaced by the co-op a few years ago. The apartment is on the 12th floor and the windows do not face a street. Thanks
Is one of the windows in the shower? C0lumbia C0unty is aware of certain special rules in that case.
The unreplaced side may have lot-line windows. They're much more expensive to replace, so the co-op might've chosen to not replace them when the rest were done.
If you want to replace them yourself (or replace any window) what you can do is controlled by the co-op/condo's requirements, the city's building code, and any landmark restrictions.
Those tend to be more restrictive than formerly. Looking at any old co-op, especially those with river or park views, you'll see a variety of colors and materials that wouldn't be permitted today.
If you're replacing a lot line window, you will need to use a fire rated window, which is considerably more expensive than a regular window (and even more so if you want a clear glass window as opposed to a wire glass window). I just went through this process w/ my co-op. It was not too difficult to find an approved window since other lot line windows had been recently replaced and the super told us exactly what we needed. We are using Adler Windows and they have been great to work with so far (although they have not yet installed the window, so I can't speak to installation). If your building is landmarked or in a historic district, you will also need LPC approval.
Thanks for the replies. Yes, it is a lot line window, and the co-op told me that they chose not to replace, probably for the reasons stated above. I don't think it was a landmark issue.
Zarf, would you mind sharing ballpark of what this could cost (clear glass)? Are we talking about in the $1,000's or more figures?
What sort of price are we looking at here. I have 3 lot line windows with the original chicken wire windows. We're on the 9th floor but don't know what the process entails. Windows are probably 3 x 6, 3 x 5 and 5 x 5. Is this a $20k job?
My window (fabricated by Optimum) is about 3' x 6' and it cost appx. $4300. Since it was in a bedroom, we opted for clear glass.
