Kitchen and 2.5 Baths: Help Primer & Kylewest?

I need to gut reno a kitchen (including moving a wall and so the gas line, tho' not far), a full baths and one tiny half (grandfathered) and add a full bath. I'm find w non-custom cabinets-ikea or Martha Stewart from Home Depot, but I'd like a counter-depth fridge (brand some less important than functionality) and a decent stove and DW. I don't need a super fancy kitchen and my sense is no one everyone always wants to reno a kitchen on resale, so I'm not going to bother trying to please some imagined future buyer. I would like to have nice baths. I think my nice is prob what you guys call mid-range? I won't move the fixtures in the existing baths. The building is very easy to work with. Can I get this done for $130k?

I think you can easily do this for under 130k unless you go crazy with fixtures and/or have some insane plumbing issue. I did a quick guesstimate for each space and came up with 115k including an architect fee of around 10k and I rounded up on everything.

Thank you!. We'd prob have to vacate for, so that will eat up up the extra 15k handily.

Primer, I've seen the beautiful work you do w Ikea cabinets. Any thoughts on Martha Stewart cabinets from Home Depot?

Like I said, I rounded up on everything - and added a little extra for potential plumbing problems. I think Primer is right that you could definitely do it for 100k. I just know that once you start looking at tile and counter tops and fixtures.. etc.. clients tend to go a little higher then they first assume they will when they say "mid-range" - and those numbers can add up fast. It also depends on how much leg-work the client (in this case familyguy) wants to do in selecting and purchasing things like tile and then just paying for the labor/install. That right there can reduce the cost and get you under 100k, but you have to consider what your time is worth and if you want someone to manage that for you or not. Not to mention if you have good vision in putting together spaces (stylistically).

Familyguy,

I have not installed any cabinets from Home Depot in many years. The projects we worked on with home depot cabinets was not that great. In one instance they sent the wrong cabinets and the owner had to wait another 8 weeks to get his. Home depot is great for some things but when you have to special order not so much.

Sounds about right Primer, re Home Depot. I did a small kitchen using their cabinets years ago, but that was bc back then no contractors would consider Ikea. I just think the MS line is nice-looking for the $. Food for thought.

I also think architecta's post is well reasoned. I'd love to do this for as little as possible, but I don't want to be in some position
where my back is against the wall. I don't mind legwork, but I am also willing to pay for good counsel in terms of design. Anyway, I have my target number now. Thank you all for your responses.

familyguy, i just did a custom walk in closet with MS and love it. they didn't send me one of the parts for the drawers. i contacted home depot, the package came with some stuff, but not the missing part i needed, 2 weeks later. i contacted them again, got the part 1 1/2 month later.

rather than waiting, i found that the home depot i ordered delivery from had the drawer is stock. bought the drawer, took out the part i needed, returned it as "missing parts".
