Fascinating situation: http://nypost.com/2013/09/05/co-op-owners-at-war-with-renters-over-use-of-indoor-pool/ Based on a little searching London Terrace has approx 700 co-op units and 1,000 rental units. The co-op appears to have great leverage since tenants of the rental might claim 'reduction of services' if management does not pay up. As a benefit to the owners, an increase in the amenity rent from $250k to $750k may help the CC's of the co-op, an average of about $60 a month per unit.
Good grief, where does the Post get their information?
"Owners in the complex’s four co-op buildings known as the Towers — including Chelsea Clinton, Isaac Mizrahi, Debbie Harry, Susan Sontag and Tim Gunn — agree the pool is a great amenity and say their neighbors should share its costs."
I seriously doubt Ms. Sontag is saying much about the pool, as she's been dead for quite some time.
The article is full of craziness. The studios in London Terrace rent for a lot cheaper than $4,000. Also, Tim Gunn used to live in the rental portion of London Terrace, but moved uptown a few years ago. I think Chelsea Clinton moved 5+ years ago, and I'm not sure she even owned in the building.
From what I've seen, the rental apartments are generally nicer than the co-op units, which are predominantly studios. The floor plans of both the studios and the one bedrooms are better in the rentals than in the co-ops, with many more windows, though there are a couple of very nice individual lines in the co-ops.
I wonder how many of the rental apartments actually use the pool or the roof deck. You have to physically leave your building, walk in some cases a full city avenue block, and then enter into another building. Seems like a decent amount of effort. I'd think the Gardens would do just fine without the pool, and would rent for the same prices without the pool beginning with new leases.
Speaking of former residents, how'd they miss Bill Hader?

The Post article states that the Towers wants $750,000 per annum form the Gardens. Divide that $750,000 by the 1,000 apartments in London Terrace Gardens and the annual cost to the Gardens per apartment would be $750.00 or $62.50 per apartment per month. Taking a low estimated average $3,028 rent for a one-bedroom (there are also studios, two bedrooms, at least one floor-through duplex and ten penthouse apartments), $62.50 isn’t a huge expense for the owners, especially when “luxury” buildings today are trying to cram as many “amenities” as they can into new buildings. An in-house swimming pool and the sun deck are presented by the renting agents as two of London Terrace Gardens major amenities.

Why do you put "luxury" and "amenities" in quotation marks?
