Financing for sponsor unit in a coop

I am considering to buy a sponsor unit in a coop building, but it seems it is really hard to get financing if I use it for investment purpose, anyone has any idea/experience getting financed for this kind of apt? Thx. Also, it seems in the future if I want to sell it to someone else, the potential buyer would have the same problem, does that affect my sale price?
