Discussion about
Just read about one example where the bank saved a woman from a very from a really bad purchase. One woman makes the case: "... they were willing to finance a fifth-floor walk-up coop in a building in Harlem for only 10% down." "Yes, a truly stunning apartment, with magnificent views. Lot-line windows that I only noticed at the last minute, that weren't disclosed as such. Luckily appraisal came in below offer, and I had an appraisal/financing contingency in the contract"
Update from the same woman on her eventual purchase: sub-prime mortgage obtained based on only 10% down; bank had trouble issuing the mortgage and she had to go lender shopping.
and now this completely incredible claim, "my monthly costs for purchasing are about one-third less than renting, I'm getting around a 20% return annually on the down payment."
Renting her apartment would cost 3x more than buying it. Wow, some amazing stories.
Your math skills are very poor. Very.
No, the rent would only be about 20% higher. But my after tax cost of the apartment is an amount less than the rental rate such that I am getting an annual return of 20% on my down payment.
Idiot.
And you still don't understand what sub-prime lending is. Nor do you care to, because spouting nonsense and lies suits you just fine.
Chase v. Citi? Like those are alternative lenders?
Chase told me it wouldn't be a problem. When for some reason it was, Citi got the deal done for me in less than a month. And they are holding the mortgage. Yes, that sounds sub-prime, indeed.
Get a life, you're way too interested in mine.
Hi Aboutready, it wasn't clear that this was about you till now.
Anyway, the 3x cheaper to own than to rent - how come you aren't defending that incredible statement?
>Chase told me it wouldn't be a problem. When for some reason it was,
Why were you unqualified for a mortgage from Chase?
God, you're an idiot, I said my ownership costs are about one-third less than renting. Not two-thirds. Read.
Chase told me that their u/w department would only take the loan with 30% down for this condo. It had nothing to do with OUR qualifications. As I have said they were happy to give us a 10% down loan for a coop that cost the same. At the time they did not like wb condo resales.
Please, our two mortgages combined are less than one time annual income. Sub-prime, riversider, you still don't have a clue what constitutes a sub-prime loan, but I can assure you ours does not.
Oh, the brand new purchase is 2/3rds the cost of renting. Ok, a slightly less ridiculous claim.
>Chase told me that their u/w department would only take the loan with 30% down for this condo. It had nothing to do with OUR qualifications.
It's Chase. You couldn't qualify. Odd given how much money you keep bragging about making. What else was wrong with your financial profile?
Nothing, which is why they offered the same loan for a coop. And why Citi got it done, because they were willing to do it as a portfolio loan. It was just a pain. Many people have less than pleasant experiences these days with the lending process.
But keep trying, tool.
Wow, first lender rejects you, second lender only does it under certain circumstances and it is still a pain. Not to mention all of your difficulties with real estate lawyers.
hfscomm1...is this how you build credibility?
where is your groupie when you need her?
Banks are so warm and fuzzy. They did not reject us, they did not offer us terms we were willing to accept. Being highly qualified can get you much better deals, but it still is not going to be easy to get a 10% down loan with no PMI, which we did. So shove that you know where, mr. I'm here to judge everyone else but I have never proven anything.
Point of clarification aboutready, was the 10% down more or less than the Peter Cooper Village settlement? Did that go into the calculation at Chase, e.g. like how co-ops don't like gifts from relatives, maybe they wanted you to use hard-earned dollars instead of lawsuit dollars?
I hadn't received the lawsuit dollars, pedantic asshole, and I did not list contingent assets anywhere on my application. Are you bright enough to infer the answer? Your comprehension has seemed impaired recently.
>Your comprehension has seemed impaired recently.
Is that your opinion as an educator, a lawyer, or a medical professional? Or just a lay observation? Were you this testy when you applied for the loan?
oh no....
hfscomm1
Sad.
Next appointment, ask if your doctor can up the dose.
Troll, why would aboutready's doctor up your dose? Go to your usual clinic and I'm sure they'll do that for you, without even asking. They'll probably hold you for at least 30 days, though. Give my (low) regards to the Cretin of Creedmoor when you see her there.
Hi alan hart. How was your weekend? By the way, you never filled us in about your talk in Geneva a month or so ago.
Just to clarify, I was responding to aboutready. She said she was sad. That's nothing for the rest of us to take lightly. So, nothing to do with my dosage.
are you thrilling your groupie?
You tell me
how would i know?
You aren't the groupie?
even you aren't that stupid.
I thought you were the groupie. Who are you talking about then?
hfscomm1.
thought you just said not you.
hfscomm1
right, so you or not?
hfscomm1
yoU?
to goad
or to goad.
Hfs, you're really off your game these days. Sorry your lame attempts at insulting me don't bother me. You're a troll, whose efforts to belittle are sad.
I'm not even feeling testy, just bemused at your repeated stupidity and determination to make misrepresentations. But given that you are hsf I shouldn't be too surprised.
AR, if everything is ok and you are feeling fine, I'm happy for you - there's no disagreement there.
btw, I had to look up IRL the other day after your wrote it and I just looked up HFS. You should really watch your language even if you abbreviate.
A lame attempt at humor. Next you will post some YouTube clip. Thanks for reminding me that you are also RS.
?
!!
$
Sorry, I guess the dollar sign was inappropriate given how little downpayment you made.
RS, there is a little-known entity in Manhattan called the College of Insurance. It is downtown somewhere, I have spent many hours in its library researching risk and underwriting issues. I am nowhere near sub-prime, nowhere. Find me a generally accepted definition of subprime that includes my loan. Just try. And source it properly, please, without using it in a misleading manner.
This little-known entity, if you spent many hours there, why don't you know where it is other than "downtown somewhere"?
Because I haven't been there in 15 years, tool. And I had no interest In looking it up for you.
15 years ago? Who was President 15 years ago? That's a different world completely. Obviously you can't defend your own conclusion that you claim is based on the College of Insurance that you are "nowhere near sub-prime, nowhere."
You're so dumb. Can you give me an authoritative source stating that my loan is sub-prime? My point was that I have spent years working in the topic, it wasnt sub-prime then, and I keep up with new info. Sub-prime loans as of 2011. Really?
Where's your source? It should be easy to prove if it's true.
I'm sorry, after your nasty comments about your own daughter, I think it is best I disengage this evening from you.
You mean repeating truth's disgusting comments. Again with the lies.
Go to sleep, aboutready. It's 10pm, do you know where you are?
Do you truth? Have you sued anyone recently because they haven't changed your lightbulbs quickly enough?
Oh, aboutready is in full drunk-as-a-skunk mode.
Do your husband a favor and go to sleep. Maybe he'll come home if he thinks you finally passed-out.
Wrong. My husband and I meet for dinner if he is in town at 6:30 every single night, Bitch.
I'm sober as can be. Answer the question. Or a new one. Have you ever alleged in a law suit a cause of action because someone didn't change light bulbs (in your apartment no less) quickly enough. I know you were a legal receptionist when your misfortune hit, but it seems like a social butterfly like you could have gotten someone to help.
Go to sleep aboutready. Stop cursing. Tomorrow is another day for your angry trolling.
Go to A.A. and get someone to help you.
Answer the question.
