http://streeteasy.com/nyc/sale/1049249-coop-100-riverside-drive-upper-west-side-new-york I realize the market is hot but this is just ridiculous. $2.8M for a RSD 5.5 that gets but a scant corner view of of the park and doesn't even clear the trees? And the overdone and dated "designer" reno isn't doing it any favors--it looked far better when it was last on the market in '06 before someone tried to cobble it into a cheesy new dev loft... When will people realize that buyers don't want to pay top dollar for their misguided renovations? Am I missing something here?

Speaking of aspirational, did you hear that w67 came from a foreign country as a child, made beaded jewelry with his mom to survive, and then boosted his net worth from $2.5 million to $50 million on top of his dad's grave, by mistreating his brother, by neglecting his mother, and by cheating people in RE deals?

Bramstar, it may be aspirational but in this world its not that far off the market...my guess is it closes at $2.65
the reno is brand new, the DOB applications for the reno were in 2010.

You may or may not like the work but dont underestimate the market for move in-ready apartments in good well-located buildings.
Inventory is ridiculously low...

@1350-1400sf based on floorplan that's about $1900-2000psf. So quite high for a coop no?

bf--they overpaid for it in '06, dropped a ton of extremely style-specific work into it and are clearly now looking to come out ahead. But the updated layout is awkward with its bizarre floating kitchen and MBR opening directly onto the living room and the super-mod style is certainly not for everyone, especially those looking in a classic deco-period RSD building.

It's a secondary line on a lower floor so views are compromised. The maintenance charge seems pretty decent, though, which is a plus and of course the location is prime. I'd say we're probably looking somewhere in the 2.3 range for this one. Perhaps someone will come in and adore the reno and pay a bit more for turnkey convenience but I still cannot see it going above 2.4 even in that case.

I"m more than happy to be proven wrong, though...

I saw #6D yesterday. The layout works better than I expected. The renovation makes clever use of the sunken living room to define space without walls. The styling isn't my taste, but de gustibus, etc.

As for the price, it sort of comes down to whether the 2006 price made sense. If it did, then a 31% markup for seven years and a full renovation doesn't seem so aspirational - especially considering that the maintenance has been exceptionally stable. On the other hand, if you think they were crazy to pay $2.175MM in 2006, then the current price probably doesn't make sense either.

I don't understand how 6D's maintenance is only $1700 while 5C is $2400. I don't think 5C is that much bigger square footage than 6D.

Also could someoneo please explain to me what is an art deco 5.5 rooms (where's the 0.5?) and how desirable that is compared to a classic 6? thanks

5C is on the RSD corner, so must've gotten more shares than the south-facing 6D.

The entry foyer counts as a half room. In a classic six there'd be a full dining room.

Per their UCC1s, 6D has 647 shares and 5C 696. That difference in shares doesn't jibe with the difference in maintenance, so something's misstated.
