building at 19 West 9th Street

I heard from a lawyer that this building has "terrible financials" & "ongoing financial issues", does anyone know the details? All I know is that the maintenance per square ft seems extremely high relative to even full service buildings in the area, but don't know why (seems like ~ $3/ ft using real sq/ ft, excluding later additions of low ceiling height loft/ storage spaces, etc)... Thanks

There've been lots of lawsuits between these parties: the co-op, its former board president, and the sponsor/lessor of the restaurant space. IIRC, each of the three has sued each of the other two at least once, but you could check eCourts to find them all.

I've lost track of the details, but somewhere in all the documents the co-op says it's spent something like $700,000 in legal fees. Paying back that borrowed money might be a cause of any problems.

I think the former board president's case against the sponsor is the only one still active, but that wouldn't be costing the co-op anything anymore.

Oops, the suit by a restaurant sub-sub-lessee against the co-op is also still active. In 2012, when the co-op switched defense lawyers, it owed its former lawyers about $80,000.

The financials will detail any ongoing litigation expenses, and otherwise tell you where the money is going and has gone.

#2 looks like a bargain for a Gold Coast full floor, maybe more than offsetting the high-ish maintainence.

Thanks NWT. Looks to me like maintenance is about double ($1K per month higher than) equivalent space in other townhouses, given the added "loft space" which with 5ft ceilings is extra storage at best, not living space that the coop counts in any real calculation, which looks like 800sf. That said, my bet is that some lucky NYU student from will get this gifted from parents that don't care what the maintenance is, so will probably go above list. I was going to recommend a friend moving from Boston take a look, but I think if she put that extra $1K per month to a mortgage payment vs extra high maintenance fees, she can get a 2 bedroom apartment in a townhouse, which is what she wants. Having spent the majority of my life in NYC, I'll stick with my full service building and friendly doormen!
