Discussion about Atelier at 635 West 42nd Street in Hell's Kitchen
Something shady about this building. The Realtor is the condo board President with a clear conflict of interest. All sales and rentals and approvals go through him. He has been forcing owners to sell their apartments and combining apartments to sell as combo apartments. the most ridiculously priced apartment is listed at 85 Million. http://ny.curbed.com/tags/atelier The bee hive activity in selling and renting this building shows how much he is making through transactions.

Oops, TRD was wrong. The case was dismissed, not dropped.
The real complaint was that the board put through a 90-day-minimum-rental rule. The plaintiffs with their 15 apartments had been doing short-stay rentals. The judge said tough shit, the board can impose a 90-day minimum if it wants to.
The whining about the board president was a side issue.

The defendant there then sued the board for allowing a triplex combo, with jack-hammering to break through the concrete, above his unit.
Currently 58 sales and 70 rentals is a large turnover for a building of that size. I wonder how many are
genuine.

The building certainly had an appeal if the No 7 train stop was not cancelled at 10th Ave because of budget cuts. The walk from the subway stop at Times square is hellish especially in cold weather
with biting cold winds from the Hudson.
With Atelier 2 possibly being constructed the East view will be blocked. Those facing north will lose their view when UPS sells their storage space to the next developer who will put a high rise.
The 10 year tax abatement ends in 2017, common charges will sky rocket. Good times doesn't last forever for any one, including this building. This is an unfortunate part of Manhattan life.
How long will the northwest views be preserved for this building? Doesn't look like UPS is going to move or relocate any time soon.
