Does anyone know anything about this building? It seems lovely, but the maintenance is a little high and there seem to be regular assessments. It's also quite close to the marine transfer station.

I looked at those apartments and liked them. I asked about the maintenance and was told that the cost of the doormen drove it up. Apparently, this is part of a 4 building complex surrounding a garden. Each building has its own entrance and 24 hour doorman service. Since each building has only around 68 apartments, that means the cost for the doorman/apartment is very high.

I also was concerned about the hurricane damage remediation. The 2 buildings on the E 90th St. side were hit heavily and the 4 buildings had to share the cost of repairs. It looked as if the water came through the ground floor windows and the stairs down to the service entrance in the basement of the building. I couldn't find out if there were any plans to deal with those water penetration areas. So I looked at the E. 89 th St. side, but was concerned about their share of the cost of future flood damages.

Good maintenance would be $1.85/sf . . . this is about $1.95/sf , a tad high but pretty reasonable
