How can I confirm if the sales stats that streeteasy lists are accurate?

You can check ACRIS records which rely on the documents filed with the city but I think that's what streeteasy's stats are based on.

If you mean prices at closing, they come from ACRIS. I've compared on a number of occasions and have found StreetEasy to be accurate:

Thanks. But it doesn't seem like ACRIS gives full stats for condos? You can give it a block and lot number for the building, but what do you do about the unit?

Use "Find Addresses and Parcels" to turn the address into a BBL, then click "Document Search by BBL." Under "Select Document Class" choose "Other Documents" and click Search to get unit prices.

Does Acris report sales inclusive of parking spaces/storage or do they list them separately?

Tenemental - Thanks for your help, but I'm still having problems. The site asks you for a unit number? Is it possible to get a block/lot for a building so I can see all of the sold stats for each unit? Sorry to be a pain....

you can also try propertyshark.com - it won't allow you to access the documents filed with the city like ACRIS but it will usually have the stats for several apartments in the building.

stacylee, no worries. Here's the step-by-step:

-http://www.nyc.gov/html/dof/html/jump/acris.shtml
-Click "Begin Using ACRIS." A new window opens.
-Click "Find Addresses and Parcels." This takes you to the "Lookup" window.
-With the "Property Address" button selected, choose the "Borough/County." Then enter the "Street Number" and "Street Name" (I'd recommend spelling everything out). LEAVE "UNIT" BLANK.
-Click "Find BBL." It searches for a moment.
-Click "Document Search by BBL." The "Search By Parcel Identifier" window opens.
-Under "Select Document Class," choose "Other Documents" and click Search.
-The rightmost column, "Doc Amount," contains the purchase price for each unit in the building.

You can also search the files at:

http://www.nyc.gov/html/dof/html/property/property_val_sales.shtml

and try Property Shark as Joepa recommended. PS also pulls data from ACRIS, but has DOB, HPD, FEMA, etc., as well.

Oh, i just reread Joepa's post. The list of recent property sales looks like info from ACRIS, but has this message at the top:

"Subscribers to our Property Reports service can link directly to title documents in ACRIS!

To link to ACRIS documents you will need to do the following once per session:

Click on the "See it" link for one of the documents below. This will open a new window and take you to an ACRIS info page on the NYC DoF website.
On the ACRIS info page, find the link titled "Begin using ACRIS" and click it. This will open another new window. Minimize this window but do not close it. This keeps an ACRIS session running on your computer.
In the original PropertyShark.com window, you can now click on any of the "See it" links for any NYC property and be taken directly to the corresponding ACRIS document.

Records go back to about 1966. See the different types of NYC title documents!"

Tenemental - I'm sorry but......I just don't get it. I'm trying to find sales at The Cielo - 450 East 83rd Street. But when I put in the address it gives asks me to put in a unit number. I don't have one - I'm trying to get all of the sold listings. Can you help again??? Sorry for being a pain.

Well, I think I just learned something new about ACRIS. It's entirely concieveable that I've never used it to look up a condo, only co-ops. Now that I think about it, it's not surprising that the records are kept differently. After checking StreetEasy records a few times against ACRIS in the past I felt confident that SE was accurate and rarely look at ACRIS anymore.

Soooo...

If you DO add the unit number, and the "Select Document Class" field is set to "Deeds and Other Conveyances," the search will show you the sales price for the specific unit. So it's only one unit at a time.

But you know what? StreetEasy shows dozens of completed sales at the Cielo, dating back to April 06, when closings probably started. I checked two of the prices and, as always, they were accurate to what's on ACRIS. All you need is an Insider account, the best $10 you'll spend each month.
