renting an apartment in a brownstone

I am about to sign a lease on a floor-thru unit in an owner-occupied brownstone building. I currently live in a 12-story prewar building. Can anybody tell me what might be a downside of moving into a brownstone building? I am concerned with the lease renewal terms, cost of utilities, having no live-in super (only three units including the owner's apt), noise-level between floors. I am sure there are some things that didn't come to my attention. Any information would be helpful. Thank you!

I live in a brownstone which is owner occupied on the 1st and lower level. there are 4 other apartments rented, 2 rent controlled. the owner is around so that definately helps in place of the live in super. I haven't ever lived in a pre war elevator building
Negetives
1. As I get to know the owner sometimes it is like asking a friend to fix something.
2. You can hear footsteps with shoes, but not bothersome.
Positives
1. Rent increases become a friendly negotiation.
2. Owner is more interested in what is happening in the building. I see this as positive as mostly nothing strange will occur.
3. You just put your rent cheque under their door
