Hi, I am curious if anyone knows why this listing hasn't sold. http://streeteasy.com/building/375-riverside-drive-new_york/2b Perhaps the maintenance is a little on the high side, or perhaps it's on the 2nd floor over a corner with a three-way stop sign (110th and Riverside), but still -- it looks very nice, directly faces the park, and there is virtually no product at $2 million or less for a 3 bedroom, 2 bath pre-war in the neighborhood. Please note i have no interest in the property and don't know the owners or brokers; I'm just an occasional streeteasy browser who sometimes checks out the listings in my neighborhood and the forum posts. They're asking only $250,000 less than 9B went for, with a similar reno but with full river view. This'll move when they drop the price enough.

Also, the second floor has stone under the windows, so can't have through-wall AC.

NWT, interesting that 9B was advertised as a 2 bedroom whereas 2B is advertised as a 3 BR. The layout looks identical but on the 9B floor plan the room to the south of the kitchen is stated to be only 6'10", which I believe would not qualify as a legal third bedroom, whereas on the 2B floor plan the 3rd bedroom is listed as 8'8" wide, which would be a legal 3rd bedroom. Any thoughts? Would this difference matter in terms of classification and pricing?

The two apartments juggled that wall between the original maid's bath and bedroom differently. I guess 2B being wider would make it more desirable, but the two apartments' size is the same. The 6'10" was legal when built, and there're no maid's-room police checking whether people put a kid in there. I'd think buyers would look at anything suitable, no matter what the extra bedroom was called.

Maybe buyers in that bracket/neighborhood want a more traditional space where they're not living in the kitchen, and 9B's open kitchen is less obtrusive, or something.

I miscounted the floors. It's the first floor that has the stone, not the second. What's weird, even in a landmark district, is that there's not a single through-wall AC grille on either facade.

Interesting, thank you. I don't believe that it's a landmark district. The new Riverside-West End Extension II will end at West 108th (where I happen to live.)
