Looking at some of the listings in this complex. Wondering if anyone knows why the apartments all seem to be on the market for so much longer than average when they are priced fairly well for the area. Can it really just be that the maintenance is too high? Because other buildings on EEA have high maintenances too. Is it just the uncertainty around the dump? Tough board? Something else?? Anyone familiar with these buildings?
They had BIG problems from Hurricane Sandy and it took ages for them to fix the problems compared to neighboring buildings. The maintenance is high because each building is only 68 units and has 24 hour doorman service. The building down the block on EEA includes gas and electric in the maintenance, has 24 hour repair services, and a painter on staff (for individual apartments). So their maintenance isn't that bad and the apartments are selling in a timely fashion. That building had a reduction on their flood insurance premiums due to the remediation for potential storm damage.
