Why on the market so long, what's wrong with it?

I like the neighborhood, I like the floor plan, not wild about the need to do a major reno to update things (though the condition doesn't look too bad). Don't know the building, and the ongoing assessment raises a red flag about how well the building is run. Buyers may not like the idea that they get hit up for additional assessments. If I were in the market for a 2br, this would be on my list to at least look at.
