It's like price wars in Harlem ? Like what? And why?

CIRCA on the park/285 west 110th str has 38 apt . 28 of them priced 3 mln-11 mln or 1700-2000 $ /sq ft
so the rest of the Harlem is CHEAP.

Investmentwise harlem has the most room to go up, but I sure wouldn't want to live there now. The area's still pretty ghetto. As people get priced out of the good neighborhoods in manhattan more people will bid up property in harlem and the outer boroughs.

Anyway, it's interesting that there are some areas of Long Island with what I think are good fundamentals, that have not really recovered from the Great Recession. Buyers climbing over each other to buy in certain parts of Queens might want to take a look over the border. The prices in Port Washington for example.
