I don't trust that the square footage is 3,000. Math doesn't add up for 18x45 and 3 floors.

Well, they were kind enough to give you the building dimensions, so it can't be 3,000 sq ft. It was sold in 2008 for $1.2MM, then listed at 2200 sq ft. Now, through the magic of real estate, it is 40% larger, and 3 times the price. Presto.
