I think the flurry of sales (note on the sales page it suggests 4/5 November sales went below ask) speaks for itself.

pier45, i see that, but I'm just trying to determine exactly why. I know there is an assessment in place, and the building has a $45,000,000 mortgage, and I've also heard of NYU expanding their campus in the area, and I'd like to know more about that.

Ok I'll be constructive if you must. The western park view currently enjoyed by 77 likely will be replaced with the curvy buildings seen in the rendering on:

Which, I'll add, are attractive buildings so in the long run it's not such a problem. Just a few years of noise.
