These brokers listed 13B as a one bedroom, priced it as a two bedroom (B's in this building sell for 700-800K). They listed the windowless room on the floor plan as an "office" which is legal, but they posted a picture of the "office" with a bed which is illegal. And used car salesman have a bed rep. These people are licensed.

What I see here is a "clever" way the broker has turned a one bed room into a "two bedroom"...and increased ask pricing reflective of a real
two bedroom pricing. A one bedroom is a one bedroom by any offering plan in any building. A real two bedroom is a real two bedroom. I think brokers will say and do anything to sell a place. Mind you, it is also up to a buyer to be aware, or is it beware, to know the facts and building floor plans before making such a large purchase.

For a bedroom to be legal it has to have a window to the outside - every broker knows that. They are licensed.

I report everything listing I see with dens and offices listed as legal bedrooms. StreetEasy will edit the listing.
