I would say good negotiator and hard worker.

1. sleaziness, dishonesty, deceptiveness, aggressive liar
2. that way I know they have at least two weeks experience in NYC real estate

I'm not sure how you are going to figure out if someone is a good negotiator unless you've worked with him or her before, and more insightfully through a non-vanilla transaction. One side going up a little, the other side going down a little, and getting the other side to "throw in X" or having you "throw in X" instead of "Y" doesn't make someone a good negotiator.
