ground-floor apartment 4 small business

Hi everyone, On Streeteasy, is there a way for me to search for buildings that are willing to sell / rent their ground floor apartments—or the basement floor of a brownstone, say—out to small businesses—psychologists, accountants, lawyers, etc? I'd prefer to buy such an apartment, but renting could be OK too. If streeteasy isn't the place to find such an apartment, is there another website I can search? Thank you very much in advance.
