Dumbo vs. alphabet city

I have seen two units the same price one in alphabet city (600sqf, brand new, 1 bed, nice finishes) the other in dumbo (1050sqf loft with two acloves but not real bedrooms, nice building). This is for investment. Which one should I go with?

Have you checked the rental markets for the 2 neighborhoods in order to determine cash flows ?

They are pretty much the same. The one in Dumbo will pay for the costs (mortgage+carrying costs). The one in alphabet city will be short by $200-300. I am more wondering about the price growth in both neighborhoods.

Check the hurricane evacuation zones here on Street Easy. My instinct is, if you can get your carrying costs met that trumps the unknown of appreciation. However I am biased because I don't understand why people like alphabet city, maybe because I worked on a Habitat for Humanity house there in the 80's?
