Dumbo vs. Alphabet city

I have seen two apts same price to purchase for investment; one in Dumbo (~1000 sqf charming loft in a nice building, two blocks from the F train, quite since it is facing the back of the building) and the other one (~550 sqf brand new, nice finishes). I am debating which one to buy. Any input is appreciated.
