23B: Views are better than 3B, dark floors will show every speck of dust. Finishes look better. Better sized kitchen, though unfortunate that the eat-in area doesn't open onto the LR. Love the faux Joan Mitchell in the BR.
3B: Smaller, but better located kitchen.
For both units, I don't like those in-wall a/c systems. Overall, not really my sort of building.
