A lot of sales at this building for a while now. Seems like something is/will be wrong with the building. Any thoughts?
There have been three sales in '08. The people probably are cashing in while the market is still strong. Who knows, estate sales, relocation, etc.
I am the broker for 2 of those apts (8A and 9A). In both cases, the owners loved the building, but they outgrew the space and bought larger apts elsewhere. The building is in great financial shape and great physical shape. The staff is wonderful.
The 2 one bedrooms that are on the market are very large (neither one is my listing), but the bedroom faces an interior courtyard.
The 6 room apts are also really spacious and could convert to 3 bedrooms.
8A is still on the market. It's in gorgeous condition and you can see it on my web site www.randny.com
nshipley, I went to look at the apartments and was hoping you could answer the following questions: `1) Is there noise from the airconditioning units and 2) I had heard that the Heschel School next door is up for sale. Could this potentially block the light in 8A and 8B. Your answers would be appreciated.. thanks.
There are three buildings on RSD between 89th and 91st; two out of three are fantastic properties. If 186 is "great", "great" and "wonderful", there aren't enough superlatives to describe 175 and 180.
EAO is very diplomatic about 8A. That apartment has one of the ugliest views I have ever seen in a million-dollar listing.
West81st, I was actually refering to apt 8B ( classic 6 ). Did you see this property, I would be interested in your opinion. 8B faces 91st street ( Living room and 2 bedrooms ) with the dining room facting the Heschel school. Also, what is your overall opinion of 186 Riverside Drive?
EAO: Haven't seen 8B. The rooms certainly look ample. As for the building, it's OK, but for that price I think you can do better. I guess the apartment on the third floor of 180 was too dark for you?
I thought that the price was going to come down on 8B and I was willing to consider it for less money. As for 180 Riverside drive, that unit was way too dark. I see a lot of deals coming on the market, but none that seem to resonate with me.
There is no noise whatsoever from the air units. It's very quiet up there. I've seen 8B and it could be a wonderful apt. In terms of selling Heschel and developing that property....it does fall within the hisric distric, and it would be difficult. Otherwise, I think Heschel would have already done so.
As for the view, there of plenty of apts that face a brick wall. 8a has a partial obstruction but great light and not totally blocked. all depends on your point of view. It doesn't bother everyone...
...and yet you lowered the shade before photographing the living room.
#8A is an OK apartment with a crummy view. That's why it hasn't sold after five months and three price cuts. I think you made a mistake pricing it above #12A, and now you're chasing the market downhill.
OK apartments are an important and valuable segment. Not everyone can aford a classic nine facing the river. I know I can't. But you can't make a silk purse out of a sow's ear - at least not in this market climate.
The private Jewish school (and yes I am) on West 75th between Riverside and West End is adding a floor. This didn't go through any community board approval that any person who lives near the building is aware of.
There is a rumor that the city was paid a large sum of money to allow this to happen. They have closed West 75th to traffic on several Sundays to do construction with police signs that turn out not to have been "officially" given by the police
West 75th Street between Riverside and West End is a historic district--all construction must be set away from the street and not viewed from it. This floor will be able to. I don't think it will block any light from my apartment but it might
