I can not find the ft2 even with a microscope

They got the number from the 1983 condo declaration, where the 2455 is called "usable space", but also says it's measured from outside the walls. That greenhouse thing wasn't there then.

The seller could always recalculate to come up with a better number, but that's always left to the buyer.

Nwt, I tried including all walls and greenhouse. Still short unless I include the outdoor space.

I'm not saying it's accurate, just that that's where the seller got the number. The 1983 declaration's table has only a column for "Usable space", with no column for outdoor space. Nowadays the terrace space would be broken out separately. It also looks as if outdoor counts the same as indoor space in calculating the percentage of common interest and share of the CCs.

Thanks a lot. That explains why it is still on the market. Guessing right price is $2.5mm with 1600 sq ft indoor and very nice outdoor space.
