Rent control apartment in midtown - buyout?

I have lived here with my mom since 1993, but the apartment has been in the family since over 50 years. We are under the original rent control laws. The landlord has offered us a unacceptable sum originally a couple years ago. We basically did not even entertain it at all. Is it possible to get a buyout anywhere near 500k for a 1 bedroom? Should we ask for that or just stay put? Our rent is ridiculously low. I don't know where else we could move that's comparable.
