First of all we talking about 416 square feet, at 4th floor walk up. Sellers says newly renovated, but go check yourself the Art of teh renovation. The floor plan disclosed online is obviously misleading, it doesn't correspond to any scale, so rooms look bigger. In other words you buying a 4th floor walk up, that needs a gut renovation at $1,650 sq ft.

Hey Leslie! Have you seen other apartments in the area? I live in a walk-up on Sullivan Street. I think the increased in sales price is due to the building being "investor friendly". That apartment can rent to an NYU student(S) for $3,400 per month. Anyone looking for themselves will look elsewhere!

If you are planning on living in the apartment as an owner occupant, there are several other buildings in the neighborhood that will better suit your needs!
