Given the single exposure and the odd layout, plus looking at the comps, seems like this should be in the $1.9-$2.0 range, no?

Based on the current description, the apartment has not been renovated since purchased in 2013. Looking at the 2013 photos - there are no photos now which is a bad sign - this needs some substantial work: http://streeteasy.com/sale/864093
