Discussion about 440 East 79th Street #1F
99.9% sure that this space is for the use of a medical doctor only like all doctors offices on the street on the upper east side. Doctors as in MD, not other professionals or residential. Now if the corporation wants to change the Certificate of Occupancy, then maybe another use would be permitted.

So? You seem to be fascinated with whether something is permitted for medical office or residential. Since there's generally not a significant hurdle to change the CofO in these cases, it doesn't make much difference how it's marketed, and a buyer desiring residential will build in the cost to do so as part of their renovation. It isn't in the interest of the co-op to change the CO until they have a defined use for the space.
