Does anybody understand why #6 is sometimes marketed as a 3BR, sometimes as a 2BR ?

Because on the floorplan one of the rooms is labeled 'suite', and perhaps the realtor doesn't think it's a bedroom. Measurements given as 9'-7" x 11'-6". Others can decide as to whether that's a legal bedroom (It does have a window).

That's a lot-line window, and is the only one, so the room isn't a bedroom by the city's definition. On the condo plans, on the various floors it's labelled home office, study, or exercise room.
