I'm surprised that was allowed since I don't think that meets the legal requirements for a NYC bedroom:

$2.40 per sqft is not that high for a prime area of Manhattan. Keep in mind that when you are looking at co-ops, the listed maintenance includes both property taxes and common charges, whereas for condos the two costs are listed out separately.

It also includes the underlying mortgage on the building.
