Why is this condo priced similar to new construction condo? 30 active sales ($2,166 per ft² avg, $2,164,366 avg price) 3 in contract sales ($2,326 per ft² avg, $2,550,000 avg price)

Partially because the listings are overpriced, and partially because it is 2 blocks from Columbus Circle/Central Park. Somewhat of a premium for the location is justified.

^^Also some of the apts have Central Park views, I believe, and it is a one minute walk from several major subway lines.

So, do people not care about school zones? This is zoned to PS 191.

Not everyone has school aged kids! Or, they are investors buying to rent out the unit, or wealthy foreigners buying as a pied a terre or place to park their money.

I could never live at the Sheffield, that voice from Fran Drescher would be in my head nonstop.
