1) Am I missing something? 15 active sales ($2,584 per ft² avg, $4,640,333 avg price) BUILDING AMENITIES = Gym, Live-in Super. PERIOD. 2) Do people price in any discount when bldgs are close to major landmarks like Empire State Building? (Terrorism risk?)
These are the top floors of a building shared with the hotel. Condo owners get to use the hotel's luxury amenities. The Fifth Avenue address would command a premium rather than a discount for being a few blocks from a landmark.
