Discussion about
Are there any new developments that offer deeded indoor parking spaces in Brooklyn? I have been looking to purchase a property on the NJ waterfront side for a while now. However, BK has peaked my interest. It seems however noone is really selling parking spaces with condos?

I saw a few new developments in Williamsburg that offered deeded parking. We'd looked at four new developments and they all had parking.

Toren has parking spots and we got one. It's not "deeded" as we'll get the honor of renting a space in the building at market rate which I think will be two something a month. I think many of the new developments will have parking. If any do I'd suspect 1 Brooklyn Bridge Park.

I looked at Toren as well and I know they rent spots out only. I would rather purchase a spot as parking rental rates will just continue to skyrocket. Also, I feel that a parking spot will only make it easier to sell my future condo when it comes time. Thanks for all the info, ill check out 1 BK Bridge Park

I looked in Forest Hills and Park Slope (google Park Slope Car Condo).

Prices were between $30K and $40K

Several new devs in Williamsburg have parking, as gl317 noted. Price vary quite a bit - I believe 125 North 10th was offering at $55k, whereas Sevenberry was only $35k. Shop around a bit if parking is important to you.

when i was looking in williamsburg, a broker told me that new developments over a certain size (or meeting some other criteria that the building that broker was representing happened to meet) were required to have parking for a certain percentage of units. If a broker said it, it must be true - right?

They'll all use the parking for negotiation. If you look at some of the buildings that have closed, you'll see the wide discrepancies in what people have paid for parking.

snostr's absolutely right. I negoatiated a decent discount, but that's only going to be reflected in the very "cheap" parking spot I got.
