I had a tenant who moved out but asked if his sister could replace him, which I said was perfectly fine since he's been renting without problems for a couple of years. I (hapazardly, perhaps) allowed her to move in before I got the signed lease back. I cut her some slack in the beginning, but I've asked multiple times over the course of the couple few months and have gotten no response, but she pays the new increased rent amount every month on time. I'm getting concerned about this radio silence, but how concerned should I be? The last email correspondence had her acknowledge that the lease would be the exact same except with the increased rent amount, and that she would be sending me back the lease shortly... Are there legal consequences to this I should be aware of? Is there anything I can do or should do? I want to update the new tenant with the building, but that is not possible to do without the lease. Wondering if this is a very serious problem or not. [less]
