More than a year ago my 20 year old son was contacted by a broker through the internet. The broker claimed he worked for a well known firm and actually had a webpage, although it showed no history. My son was searching online for an apartment and apparently this broker found it online. The rest is a nightmare! First, the broker had absolutely no experience. Yes, I looked him up on line. Yes, he supposedly worked for that particular firm. What I didn't realize was that he was an independent contractor who had never sold a home and hunts people down through the internet. Thousands of dollars later, rejection of our board packet and more than a year of wasted time, we finally connected with a professional broker who did a fabulous job and got us board approved in an even better place. That does sound like a nightmare! What's worse is you probably got lured into thinking that it's a free service so what's the risk. Unfortunately, not only did you get terrible service, you were actually paying for it indirectly through the purchase price.
3% commission (built into the sales price) is no small "favor" for a random agent friend. You should really consider what you are receiving in return for this. I would highly consider you get a broker commission rebate (I recommend Hauseit as the most established referral service for full service brokers with good reputations) or any number of other referral services available these days (e.g. nycbuyercommissionrebate.com) ... good luck and make sure you get your money's worth!
